MANILA — Ayala Land Inc. (ALI), the country’s largest property developer, has suspended sales for its ultra-luxury residential project in Makati City, citing risks linked to the escalating conflict in the Middle East.

In a statement, the company said it is placing sales of Laurean Residences on hold due to global uncertainties affecting execution conditions.

“In light of the evolving global conditions, including the situation in the Middle East and its broader impact, we have made the prudent decision to strategically place sales of Laurean Residences on pause,” the firm said.

It added that the current environment has led to “increasing pressures on costs and reduced predictability in delivery timelines,” which affects project execution.

“The current environment presents increasing pressures on costs and reduced predictability in delivery timelines, affecting our ability to execute with the level of certainty we commit to our customers,” ALI said.

The company said the decision aligns with its long-term strategy of disciplined capital management and prioritizing developments with clearer execution visibility.

“As part of this, we continue to take a more deliberate approach to capital allocation—prioritizing developments where we have clearer visibility on execution, while strengthening our broader portfolio, particularly our recurring income base,” it added.

ALI said it has already begun coordinating with buyers to discuss possible options following the pause.

“We deeply value the trust our buyers place in Ayala Land, and we remain committed to delivering high-quality projects with the care and discipline that have always defined our company,” it said.

Laurean Residences, located in the Makati central business district, had previously recorded strong demand, with reservations reaching nearly P8 billion as of September last year before its official launch.

The project is part of the Dela Rosa Gardens masterplan along Paseo de Roxas and Dela Rosa Street, which also includes the new BPI headquarters and a 2,700-square-meter urban park. It is located near Ayala Triangle Gardens, Greenbelt, and One Ayala, and is connected to Makati’s elevated walkway network.

The development features a 65-story tower with 388 residential units ranging from 72-square-meter suites to 402-square-meter four-bedroom units. More than half a hectare is allocated for amenities, including pools, private dining rooms, a wine lounge, wellness facilities, a cinema room, and a sky garden.
